Built for Central Florida

Orange County Carports Built for Central Florida Weather

Orange County sits inland, but hurricanes still bring strong winds across Central Florida. On top of that, the area gets frequent summer lightning and heavy afternoon rain, and many lots sit near lakes.

  • Hurricane wind loads: sealed engineering for the design wind speed at your exact address.
  • Product approvals: Orange County asks for a Product Approval Specification Sheet, so we list approved doors and panels.
  • Lot drainage: the county may ask for a grading and drainage plan; we plan placement to match.
  • Heavy rain: vertical roofs shed water and debris fastest.

Our Orange County recommendation

Vertical roof, certified engineering, galvanized framing.

In our experience, this setup holds up best to Florida storms and summer downpours. It is also what plan reviewers expect to see on the drawings.

What the county asks for

Orange County Carports: Permit Checklist

For unincorporated Orange County, every accessory structure needs a permit, even under 120 sq. ft. As a result, we prepare everything except your survey and owner signatures.

We prepare

Sealed plans

First, plans signed, dated and sealed by a Florida-licensed engineer or architect, to the current Florida Building Code.

We prepare

Site plan

Next, a site plan or survey showing where the new structure sits on your lot.

We prepare

Product approval sheet

In addition, the Orange County Product Approval Specification Sheet for doors, panels and fasteners.

When required

Grading and drainage plan

Sometimes the county asks for a lot grading and drainage plan with finished floor elevation.

Small structures

120 sq. ft. or less

By contrast, these go through a zoning permit instead of full building code review.

You provide

Survey and signatures

Finally, your property survey, HOA approval if required, and owner signatures.

FAQ

Orange County Carports and Metal Building FAQs

Do I need a permit for a metal carport in Orange County?

Yes. In fact, Orange County requires a building permit for all accessory structures, including carports, sheds and garages, even those under 120 sq. ft. We prepare the engineering and file the permit for you.

How do I apply in unincorporated Orange County?

Applications are filed online through Orange County Fast Track. The county asks for a site plan or survey, sealed construction plans and a Product Approval Specification Sheet. We prepare and file the package; you sign any owner forms.

What about structures of 120 sq. ft. or less?

Under Ordinance 2024-04, small accessory structures with a footprint of 120 sq. ft. or less skip the building code plan review. Instead, they are permitted through a zoning permit with their own requirements.

Orange County Carports: Wind, Paperwork and Delivery

Do cities in Orange County have their own building departments?

Many do. For example, the City of Orlando reviews permits inside city limits, and other cities such as Winter Park, Winter Garden, Apopka and Ocoee have their own departments. Either way, we confirm which office reviews your address before we file.

Are your Orange County carports rated for hurricanes?

Yes. Every building is engineered to the Florida Building Code design wind speed for your exact address. Florida design wind speeds run from about 115 to 170 mph, and hurricanes still bring strong winds across Central Florida.

Do I need a Notice of Commencement?

Usually, yes. Under Florida law, a recorded Notice of Commencement is required when the direct contract is greater than $5,000. Then we help you record it before the first inspection.

Is delivery and installation included in Orange County?

Yes. Likewise, delivery and installation are included anywhere in Orange County, from Orlando and Winter Garden to Apopka, Ocoee and Lake Nona.
