How to Buy a Metal Garage the Right Way

A metal garage is one of the best-value buildings you can put on a Florida property. However, the price you see online only tells part of the story. Wall height, door ratings, the foundation and the permit all change what you pay and how the building holds up in a storm.

This guide walks through each decision in order. Along the way, compare our metal garage packages, check installed prices, and size your walls with the height calculator. We install in every Florida county except Miami-Dade and Broward, and permitting assistance is included with every order.

The short version

7 Decisions, in the Order to Make Them

Since each choice affects the next one, work from top to bottom.

01

Size

First, decide what goes inside, plus room to open doors and walk around.

02

Wall height

Next, set legs at least 1′ taller than your tallest door.

03

Doors

Then choose the roll-up door size, wind rating and placement, plus walk-in doors and windows.

04

Roof style

After that, pick a vertical roof for Florida rain and wind.

05

Foundation

Also choose a concrete slab, stem wall, asphalt or ground.

06

Extras

In addition, add insulation, wainscot, colors or lean-tos.

07

Permit and site

Finally, handle engineering, the permit, HOA approval and site prep.

Step 1 and 2

Metal Garage Size and Wall Height

Because garages need more room than carports, plan space to open car doors, walk around and store tools.

UseSize (W × L)LegsRoll-up door
1 car12′–18′ × 21′–26′8′–9′8′ × 7′–8′
2 cars20′–24′ × 26′–31′9′–10′9′–10′ × 8′, or two 9′ × 8′
3 cars26′–30′ × 26′–31′9′–10′Three 9′ × 8′
Workshop24′–30′ × 31′–41′10′–12′10′ × 10′
RV or boat14′–18′ × 36′–51′13′–14′12′ × 12′–14′

Need a car lift inside? Plan 12′ legs or more. Not sure about height? Try our carport height calculator.

Step 3

Choose the Right Metal Garage Door

Your door is the weak point in a storm. For that reason, in Florida it usually needs to be wind-rated, and on the coast often impact-rated.

Budget

Standard roll-up

from $750

6′ × 6′ to 10′ × 10′. However, it is not wind-rated, so it only suits inland areas where code allows.

Most common

Wind-rated roll-up

from $1,325

Certified door, 8′ × 8′ to 18′ × 14′. Chain hoist on doors larger than 10′ × 10′.

Heavy duty

Commercial windlock

from $1,425

In addition, it has heavier guides and a wind bar, up to 20′ × 18′, with a chain hoist on every size.

Coastal

Impact-rated roll-up

from $1,600

As a result of stricter codes, it is required in many coastal counties and on all stem-wall buildings.

Other openingsStandardImpact-rated
Walk-in door (36″ × 80″)$300$600
Window (30″ × 30″)$200$590
Colored roll-up door+$275 per door+$275 per door

Very large roll-up doors (14′ tall or 16′ wide and up) need a lift on site to install.

Step 4 and 5

Roof Style and Foundation

  • Vertical roof: panels run top to bottom so rain and debris slide off. Standard on our garage packages and our pick for Florida.
  • Concrete slab: the best garage foundation. Clean floor, strongest anchoring, easy to seal.
  • Stem wall: raises the building but requires impact-rated doors.
  • Asphalt: possible with asphalt anchors (labor from $140).
  • Level ground: works for some buildings, but a slab is better for a garage.

Step 6: popular extras

  • Vertical siding, standard on our packages (upgrade from $360 on other builds)
  • Wainscot two-tone band, from $300
  • 12-gauge framing, from $210
  • Insulation to cut heat and condensation
  • Lean-tos for a mower, trailer or patio
  • Full color chart for roof, walls and trim

Avoid these

5 Common Metal Garage Buying Mistakes

  • Buying legs too short for a garage door, so the door has to shrink.
  • Choosing a non-rated door in an area that requires wind or impact rating.
  • Pouring the slab before the engineering is done, then finding it is the wrong size or thickness.
  • Sizing for today’s car instead of the truck, boat or workbench you will want next.
  • Comparing kit prices to installed prices without adding labor, anchors, engineering and permits.

FAQ

Metal Garage Buying Questions

How much does a metal garage cost in Florida?

Fully enclosed, installed packages start at $6,990 for a 12′ × 21′ one-car garage and $10,560 for a 24′ × 26′ two-car garage. A 24′ × 36′ workshop with 12′ legs starts at $15,350 and an 18′ × 41′ RV garage at $14,865. Engineering, permit fees, sales tax and concrete are extra.

What size metal garage do I need?

For one car, 12′ to 18′ wide by 21′ to 26′ long. For two cars, 20′ to 24′ wide by 26′ to 31′ long. For a workshop, 24′ to 30′ wide by 31′ to 41′ long. Add length for a workbench or storage along the back wall.

How tall should the walls be?

Plan legs at least 1′ taller than your tallest door. 9′ legs fit an 8′ tall door; 10′ to 12′ legs suit a 10′ tall door or a workshop; 14′ legs suit an RV door.

Do I need a wind-rated or impact-rated garage door?

In most of Florida, the roll-up door on a metal garage needs to be wind-rated. Design wind speeds in the counties we serve run from about 115 to 170 mph, and many coastal counties and all stem-wall buildings need impact-rated doors. We match the door to your wind zone and foundation during engineering. Approved products are listed on the Florida Product Approval site.

Metal Garage Foundations, Permits and Timing

What foundation does a metal garage need?

A concrete slab is the best choice for a garage. Stem walls raise the building but require impact-rated doors. Asphalt works with special anchors. Your engineering specifies the anchors for your foundation and wind zone.

Do I need a permit for a metal garage?

Almost always. Florida cities and counties treat garages as accessory structures that need a building permit. We prepare the sealed engineering and file the permit for you.

How long does it take to get a metal garage?

Permitting is usually the longest step and varies by city and county. Once the permit is issued and the slab is ready, most garages install in one to a few days.

Should I buy a metal garage kit or have it installed?

We do not sell kits. Every garage is built by our crews to the approved engineering, which is what inspectors check, and installation is included in the price.
