Built for Central Florida

Osceola County Carports Built for Central Florida Weather

Osceola County sits inland, but hurricanes still bring strong winds across Central Florida. On top of that, the county gets heavy summer storms, and many lots sit near lakes, wetlands and flood zones.

  • Hurricane wind loads: sealed engineering for the design wind speed at your exact address.
  • Flood zones: in a Special Flood Hazard Area, the floor must meet the base flood elevation or the walls need flood vents; we plan for it.
  • Placement rules: no front yards, easements or septic areas, so we site the building to match.
  • Heavy rain: vertical roofs shed water and debris fastest.

Our Osceola County recommendation

Vertical roof, certified engineering, galvanized framing.

In our experience, this setup holds up best to Florida storms and summer downpours. It is also what plan reviewers expect to see on the drawings.

FAQ

Osceola County Carports and Metal Building FAQs

Do I need a permit for a metal carport in Osceola County?

Yes. In fact, Osceola County requires a building permit for accessory buildings regardless of size, and only on lots that already have a main structure. We prepare the engineering and file the permit for you.

How do I apply in unincorporated Osceola County?

Applications are filed online through the Osceola County Permit Center, with sealed plans uploaded at the end. However, owner-builders cannot apply online and must file in person or by mail. We file the package for you; you sign any owner forms.

Where can the building go on my lot?

Accessory buildings cannot sit in the front yard, and corner lots have two front setbacks. They also cannot sit on easements or over a septic system. We check the zoning setbacks for your lot before we draw the site plan.

Osceola County Carports: Wind, Paperwork and Delivery

What if my property is in a flood zone?

In a Special Flood Hazard Area, the floor must be at or above the base flood elevation, with an elevation certificate before final inspection. Alternatively, the walls can have flood vents. We plan for this during engineering.

Are your Osceola County carports rated for hurricanes?

Yes. Every building is engineered to the Florida Building Code design wind speed for your exact address. Florida design wind speeds run from about 115 to 170 mph, and hurricanes still bring strong winds across Central Florida.

Do I need a Notice of Commencement?

Usually, yes. Under Florida law, a recorded Notice of Commencement is required when the direct contract is greater than $5,000. Then we help you record it before the first inspection.

Is delivery and installation included in Osceola County?

Yes. Likewise, delivery and installation are included anywhere in Osceola County, from Kissimmee and Poinciana to St. Cloud, Harmony and Kenansville.
